Estate Agency Charter of Service

I'm printing up a Welcome Pack for potential new clients and have decided to have a Charter of service (or excellence) that the company will abide by.

Any ideas on what to put in there?

No false bids to raise prices. Be honest. Promote the fact. Get it in your charter of service because it seems to be a common trend running rife now and I imagine in the next year or so as prices cool in the housing market estate agents will get some bad press - and from my experience - some of that will come from false bumping up of prices...get it in :-) Its a good item to include as well as a marketing edge.
